Plant Due Diligence

The Plant Due Diligence is an in-depth technical and documentary investigation that allows to evaluate the state of the art of the technological, mechanical, electrical, thermal, hydraulic and fire prevention systems, such as MEP systems or photovoltaic systems. This is possible thanks to accurate analyses, assessments, surveys and technical checks of the building or site, in order to ascertain malfunctions, or prevent them, evaluating any maintenance intervention. Our goal is to guarantee a professional service that records the existing plant situation, highlighting any problem, plant criticality as well as assessing the technological, functional obsolescence and regulations. Our Due Diligence activities are:

Feasibility Studies

The Feasibility Study or Technical and Economic Feasibility Project consists in analysing and evaluating all the aspects of a project and its technical characteristics; from financial costs, risks and results, to SWOT Analysis (Strengths, Weaknesses, Opportunities, Threats).

It includes technical and economic assessments, cost-benefit analyses, resource estimates and preliminary implementation plan development to highlight any indication about the economic, financial and environmental sustainability of the investment.

We develop plans and feasibility studies to evaluate multiple design alternatives in line with the general objectives of the project, realising, on behalf of the Customer, a preliminary project with graphics and a financial plan prospect to highlight all economic and financial aspects. The Feasibility Study offers the Client the opportunity to evaluate among several solutions and selects the one with a lower risk and a better chance to generate value.

Energy Audits

Energy Audits promote energy reductions and savings by making existing energy systems more efficient or by updating them, identifying new and more efficient technologies or management procedures and assessing consumption habits of the recipients. An accurate energy audit allows our clients’ buildings to perform better in regards to energy efficiency and production facilities, reducing costs and adopting more sustainable management procedures. Thanks to our team of energy and thermomechanical engineers, we are able to develop accurate energy diagnoses, detecting and analysing energy flows through site inspections, plant analyses and consumption tests.

We do:

  • Wasted energy and energy consumption report.

  • Data analysis.

  • Energy Audit Report, energy consumption process analysis, list of all performed measurements together with the technical and economic feasibility analysis of the consumption mitigations and list of interventions.

Our Energy Audit Process

During the data acquisition phase, including measurements of energy supplies costs, we quantify the amount of energy consumed by each process and energy system, and proceed with the analysis of the past and present energy consumption. Afterwards, we compare the actual consumption with the expected standard consumption with respect to the normal operation of the processes/plants of similar size and usage. The data obtained determine the energy consumption indexes and necessary interventions to achieve the identified energy savings levels.

We carry out surveys with high-resolution thermography using a FLIR radiometric thermal imaging camera, capable of detecting temperature differences to identify potential problems through thermal images of the various stratigraphies and buildings.

The investigation is also applicable to detect anomalies on switchboards and electrical equipment, water leaks on pipes and humidity infiltrations. Investigations are carried out by operators qualified as Level 2 Non-Destructive Testing personnel, in compliance with the UNI EN 473:2008 ISO 9712 standard in the TT method and Civil, Mechanical, Electrical, Industrial sectors.

We count on our team of competent energy and thermo-mechanical professional engineers registered in the ARIA Energy Cadastre of the Lombardy and Veneto Regions, that certify buildings according to the Energy Performance Certificate (APE) of energy characteristics. The APE Certificate follows a classification scale that goes from the A4 value for the most efficient buildings, to the G value, the least efficient energy consumption buildings.

The APE certifies the energy performance of the building system (building + plant), allowing users to estimate the possible management costs associated with the heating-cooling system of the building or structure. Besides the APE certificate as per current regulations, we provide a list of potential improvements useful for reducing consumption and improving energy performance.
